Terms & Conditions

This document constitutes a legally binding agreement between the property owner (referred to as "we" or "us") and the holidaymaker (referred to as "you"). By completing a booking, you acknowledge that you and all members of your holiday party agree to comply with these terms and conditions.

1. Booking a Cottage

1.1 Provisional Booking and Deposit

  • A provisional booking is held for up to 7 days, during which a booking deposit must be paid.

  • The booking becomes confirmed only when the deposit has been paid in full and cleared through the banking system (if applicable). Until confirmation, the booking may be cancelled without prior notice.

1.2 Payment of Balance

  • The remaining balance of the rental charge is due no later than 4 weeks prior to the start of your holiday.

  • Failure to pay the deposit or balance by the due dates will result in the cancellation of your booking.

  • Please note that payment reminders are not routinely issued. It is your responsibility to ensure payments are made on time.

1.3 Last-Minute Bookings

  • For bookings made less than 4 weeks before the arrival date, full payment is required at the time of booking.

1.4 Bookings via Third Parties

  • If your booking is made through our partnering agency, Sykes Holiday Cottages, all enquiries, amendments, and issues must be addressed directly with them.

2. Cancellation Policy​​

2.1 Cancellation via Third Parties

  • For bookings made through third-party platforms, cancellation requests must be initiated directly through the respective platform.

2.2 Direct Bookings

  • If you booked directly with us, cancellation requests must be submitted in writing to Info@WarkworthHolidays.com.

  • In the event of a cancellation, you will be refunded the full booking amount minus a non-refundable booking fee of £25.00.

3. Responsibilities of the Holidaymaker

  • The holidaymaker is responsible for ensuring that all members of the holiday party comply with these terms and conditions.

  • Any damage to the property or its contents caused by the holidaymaker or their party must be reported and may be subject to charges.

4. Amendments to These Terms

We reserve the right to amend these terms and conditions as necessary. Any changes will be communicated to you in writing or displayed on our website.
